Think homes are expensive where you live? Some American neighborhoods take it to the next level, with prices soaring past seven figures.

In fact, in the nation’s top 10 most expensive ZIP codes, the average selling price tops $4 million.

Recently, PropertyShark crunched the numbers and uncovered the 100 most expensive ZIP codes in America as determined by the median home sales price during 2022. Following are the areas that topped the list.

10. Rancho Santa Fe, California

The median home price in Rancho Santa Fe has jumped 26% in 2022, to $4.28 million — a new record for San Diego County.

As you might expect of such a tony community, the area is known for its exceptional amenities, including great schools, trendy restaurants and even a popular farmers market.

9. Newport Beach, California

Prices in Newport Beach have surged 30% year over year. If you love the beach, this is the place to be. It is known as one of the best places for whale watching in the U.S.

8. Santa Barbara, California

Prices have risen a relatively modest 5% here. But this city — known for the iconic Old Mission Santa Barbara — is still one of the most expensive places in the country to buy a home.

7. Santa Monica, California

This beachfront city in Los Angeles County is home to the Golden State’s Original Muscle Beach, and you will need to flex your wallet to live here. Prices are up 8% in Santa Monica year over year.

6. Medina, Washington

A favorite haunt of technology billionaires — including Jeff Bezos and Bill Gates — Medina saw home values leap 19% in 2022.

This year’s No. 6 ranking is Medina’s highest yet. The state of Washington had four ZIP codes make this year’s list of the top 100, also a record.

5. Beverly Hills, California

Everyone of a certain age remembers when a 1990s-era television show immortalized this ZIP code, and it has lost none of its cachet in the years since.

Prices here have jumped 24% year over year. PropertyShark notes that just two years ago — in 2020 — Beverly Hills placed third on the list, at a median of $3.75 million. Today, that median would earn the No. 17 spot.

4. Miami Beach, Florida

Home values on the exclusive Miami Beach neighborhood of Fisher Island are up 16% year over year. That comes after a scorching 66% year-over-year rise in 2021.

With property appreciation like that, living in paradise pays off with more than just great weather.

3. Ross, California

Ross home values jumped 20% this year. PropertyShark says values here have been steadily increasing since 2016, and this is the city’s highest ranking yet.

Silicon Valley executives and celebrities love to call this neighborhood home.

2. Sagaponack, New York

After three consecutive years at No. 2, Sagaponack slipped a spot last year. But this area — which is known for its potato farming land right next to the sea — returned to its traditional perch in 2022. Prices were still up 15% year-over-year, making the neighborhood’s rich residents even wealthier.

Nine ZIP codes in Suffolk County made the list this year, which is typical of this county’s strong performance year after year.

For the sixth straight year, this ZIP code in California’s San Mateo County is the nation’s most expensive — and by a margin of more than $2 million compared with its nearest competitor.

PropertyShark notes that values rose 6% year-over-year, meaning this exclusive neck of the woods — celebrated for its oaks and other types of trees — is only getting pricier with each passing year.
