The right features in your home and backyard can help sell your home for $10,000 more than it otherwise would fetch.

That is the underlying message of recent research from real estate website Zillow. It reveals that homeowners with listings touting “all the bells and whistles” in a backyard sell their homes for more money than sellers who can’t brag about such features.

In all, there are 10 appliances and other home features that help garner a notably higher sales price in today’s market, and a majority of them are outdoor features. There also is one mistake that might cost sellers.

Here are a few appliances and other features that can drive your sale price higher and one that could scare away potential buyers.

9. Outdoor kitchen (tie)
