The Best Week to List Your House for Sale in 2024

Time is running out if you want to list your home for sale during the best possible week of the year.

The ideal time to list your home this year is the week of April 14-20, according to Realtor.com. Your home might sell about nine days faster if you list during this time, based on an analysis of seasonal trends from 2018-19 and 2021-23 data.

The period of April 14-20 is when a combination of factors come together to make it the optimal time to sell.

Those factors include:

  • Above-average prices. Historically, homes have sold for 1.1% more during this week of April than during the average week and 10.4% more than at the start of the year. Realtor.com estimates that homes sold during this period could fetch median listing prices that are $7,400 higher than during an average week and $34,000 higher than at the beginning of the year.
  • Fewer homes for sale to compete with. There are usually 13.7% fewer sellers on the market at this time than during the average week.
  • Faster selling times. Historically, homes during this week sell 17% — or roughly nine days — faster than during the average week.
  • Above-average buyer demand. Historically, listings get 18.4% more views this week than during the typical week. Last year, views surged 22.8% higher during this week in April than in a typical week.

In a summary of the findings, Realtor.com says the following about the week of April 14-20:

“Nationwide, sellers listing during that week are likely to see the best conditions for listing prices, buyer demand and sales pace, as well as lower chances of price reductions and competition from other sellers.”

If you have not begun preparing your home for sale, you might still have time to get it ready by April. Around 53% of homeowners take one month or less to get their home ready for sale, according to a recent survey from Realtor.com.
