Getting an affordable mortgage rate is a huge hurdle in today’s challenging housing market.

Personal finance expert Dave Ramsey recently offered his insights on mortgage buy-downs, a potential way for home buyers to lock in a discounted rate.

Understanding mortgage buy-downs

A mortgage buy-down lets home buyers lock in a discounted mortgage rate for one to three years by paying a lump sum upfront.

This strategy has become more popular as buyers look for relief from today’s higher interest rates.

When buy-downs make financial sense

Ramsey’s advice on buy-downs is straightforward: they’re only worthwhile when someone else covers the cost.

Ramsey explains in an interview with TheStreet that a mortgage buy-down may be a good idea if a seller or builder is paying for it. In that situation, the buyer obtains a discount on their house payments for three years without any extra fees or requirements.

A shifting market creates opportunity

The timing for negotiating these incentives looks better now. After years of sellers holding all the cards, the housing market shows signs of rebalancing.

Housing inventory has been climbing, heading back toward pre-pandemic levels, TheStreet reports. This gives buyers more choices and a stronger hand in negotiations.

This shift has prompted more sellers to offer incentives to sweeten the deal, and mortgage buy-downs are becoming attractive.

With Zillow reporting nearly a quarter of its listings showing price drops earlier this year, buyers might find they have more negotiating power than they’ve seen in years.

When to avoid buy-down offers

But Ramsey’s guidance comes with a critical warning: buy-downs are a smart move only when someone else is footing the bill.

He cautions that a mortgage buy-down isn’t a very good deal if you’re the one paying for it, as reported in TheStreet. The buyer is not even receiving a discount. Essentially, the buyer is simply pre-paying for their mortgage.

Alternative negotiation strategies

Ramsey points out that negotiating a lower home price is another strong option. That’s especially true with many sellers trimming their asking prices in the current market.

The key takeaway is simple: mortgage buy-downs can be excellent deals for home buyers only when sellers or builders cover the upfront cost. If not, you’re better off looking at other ways to make that home purchase more affordable.
